Independent property consultancy Galbraith reports that the Ayrshire housing market has continued to be active.
This is despite the dual effect of an impending general election and the continued Brexit uncertainty which was expected to have caused a slowdown.
The firm’s quarterly sales report for the period from 1 July to 30 September 2019 shows that Galbraith has registered 264 new applicants looking to buy a home this quarter and has conducted over 300 property viewings.
The number of sales is unchanged from the same period in 2018. The average time taken to sell a property was 12 weeks, down from thirteen weeks on average last year. The fastest sale was just nine days.
Bob Cherry of Galbraith believes that buyers are continuing to view and buy property at the same rate as would be expected at this time of year.
He said: ‘There hasn’t been any slowdown in Ayrshire this quarter at all. In the past when there was a general election the property market would come to a halt.
‘This hasn’t happened and I would imagine the main reason is that we have had five polls of one kind or another in the past six years in Scotland so perhaps this is becoming situation normal! The market is active and property sales are relatively rapid.
‘This past quarter smallholdings and properties with land have sold well, with many of them receiving competing offers and being sold at a closing date. These attract interest from some English buyers as well as more local purchasers, often people who are currently living in Glasgow and are keen to move to a rural area to take advantage of more favourable property prices and enjoy a rural lifestyle.
‘Ayrshire has many attractions for house-hunters over and above its lovely rural scenery. House prices are relatively inexpensive compared with other parts of the UK and Ayrshire is very accessible to Glasgow and the central belt, with good rail connections and an excellent road network.
‘Ayrshire is renowned for its many golf courses including the internationally renowned courses at Royal Troon and Turnberry, both of which have hosted the Open Championship. Yachting facilities can be found at the marinas in Troon, Ardrossan and Largs and there are many wonderful coastal walks in the area.’
Galbraith has a network of 11 offices throughout Scotland and three in the north of England, handling residential property sales worth £51.7 million per quarter.
