Locheye House is a charming country house with a detached cottage and grounds

Locheye House is situated in a truly tranquil and unspoilt location in the old county of Easter Ross, between the Dornoch and Cromarty Firths. This is a particularly beautiful part of the world, combining dramatic coastline and sandy beaches with heather clad hills and glens and yet it is very accessible to Inverness and its major transport links south via rail and to London airport connections.

Locheye House sits on the shores of Locheye, which can be seen from both ground and first floors creating a perfect setting. The fresh water loch is relatively large and shallow and is nutrient rich which is ideal for trout.

It is well known as one of the best wild brown trout fisheries in the county. Locheye is also designated as a Site of Special Scientific Interest (SSSI) and is a bird sanctuary as it is an important roosting site for wildfowl. As an SSSI, the area is protected from any future development.

The kitchen is sure to impress

Dating back to the mid-16th century, Locheye House was extended in the late 1900s to its current layout. Since then it has kept up with modern trends and materials whilst losing none of its original charm. It has been very well looked after and is elegantly decorated.

Most recently the kitchen has been renewed, central heating pipe work upgraded and double glazing units built into the original sash and case windows on the prevailing weather side. The original front part of the house contains the main bedroom and reception rooms.

Each room is well proportioned, have fire places and decorative cornice work. The extended rear includes the newly upgraded kitchen with a four oven Aga, utility, laundry and cloakroom.

The back hall has a wood burning stove and gives access into the main house and the annex accommodation. The annex has a downstairs sitting room/dining area and kitchenette, two good upstairs bedrooms and shower room which can be linked to the main house or closed off as required. The house flows well from room to room and is very welcoming.

Comfort and stunning views in Locheye House

Behind the house with its own parking area is the tastefully refurbished Locheye Cottage which shares in the wonderful views south and east. The cottage is built of stone with part timber cladding and includes a fully fitted kitchen, study area, sitting room, two bedrooms, two bathrooms and a separate WC.

The house is approached along a tree lined driveway which now terminates at the side of the house following landscaping of the front gardens some 20 years ago. The main gardens are now gently sweeping lawns with carefully planned structure which draws the eye towards the stunning loch back drop.

The jetty onto the loch

Mature trees provide shade and shelter. Well stocked shrub borders provide colour. Towards the bottom of the garden are kitchen garden and a chicken run. Through the trees which shelter the eastern side of the house is a paddock, ideal for grazing ponies and beyond which is an all-weather tennis court.

The wood on the northern boundary of the field provides both shelter and amenity to the property. The woodland foreshore accommodates the boathouse, boat shed and a jetty slip. The property has riparian fishing rights on the loch.
