A small Perthshire estate offers parkland and grounds but also valuable and productive arable land and extensive woodlands
With the popularity of the Perthshire countryside well documented, rural properties in this idyllic county are much sought after. One such mansion, which has recently come on the market, enjoys a spectacular position which commands outstanding views.
Campsie Hill, six miles from Perth, is a charming residential estate offering all the character and style associated with pre Great War Britain. At the heart of the estate is a delightful Scottish mansion, designed with all the flair and confidence of the late Edwardian era.
The present estate was carved out of the extensive properties belonging to the Earls of Ancaster and subsequently selected as a weekend retreat by A K Bell, who made his fortune in the whisky distilling business. Bell arranged for the construction of the present mansion on a site specifically chosen to take advantage of the spectacular views. From the house, the dramatic panorama unfolds from the Ochils to Ben Vorlich and from the Earn Valley to the hills of Strathbraan and Birnam Wood. The house was completed in 1914 and over the years sportsmen and local worthies were entertained with great flair for which the house is ideally laid out.

Welcoming spaces
The house is designed around the larger central hall and is ideal for entertaining. The drawing room, with its fine plastered ceiling and generous bow window is a light, bright and airy room. On the opposite side of the hall is a formal dining room with direct access to pantries. Unusually, the conservatory, with its triple tiered plant stands, survives and is accessed from the dining-room. Cleverly, the present owners have created the most cheerful kitchen from the former smoking room. The kitchen is open to the former billiard room with its large inglenook fireplace and extensive bookcases. This is now used as a family sitting room and is ideal for everyday living and the cold winter’s evenings.

The elegant drawing room.
On the first floor the principal bedroom suite, with its dressing room and bathroom, is quite separate from other bedroom accommodation. There is another bedroom with en suite bathroom and three further principal bedrooms, served by two bathrooms, together with three secondary bedrooms and a further bathroom.
As with most houses of this quality, Campsie Hill is well provided with larders, wine storage, wood and coal stores giving great practicality. The covered courtyard gives access to a triple garage and the chauffeur’s flat.
The present owner’s parents purchased the estate in 1944 and unusually, therefore, Campsie Hill is one those few places occupied by only two families in its history
